The plot of land on Lootsi str. 8 is one of the most perspective plots for capital investments in Tallinn: located in the city centre, the plot adjoins the passenger terminal of the Tallinn port. The council of Tallinn city has approved the preliminary sketch of a detailed planning of pre-port area of Tallinn city with a total area of 40 hectares. During the development of this sketch the modern experience of the developed sea countries on the development of similar plots was used. In perspective there will be a displacement of the center of a active business and leisure lives of Tallinn city to a port area.

At present moment there is competition among architects for conduction of detailed planning. Under preliminary plans it will be possible to construct a 7-storeyed trading-office and inhabited complex: the ground areas 38000 м²  + the underground areas (2 floors).
